ALL renters, owners and guests must abide by these rules.
Fines will be assessed for infractions of the rules. This is not a resort - it is a residential community and the owners of these units value their privacy and quiet.
Occupancy: A Unit may be occupied by no more than two persons per bedroom, plus two. This means no more than 2 people per studio, 4 people per 1 bedroom unit, 6 people per 2 bedroom unit, 8 people per 3 bedroom unit. The Island on Lake Travis reserves the right to prevent people entering the complex in numbers greater than stated here.
COVID 19: The COA is closely following the Governors Directives in reopening the facilities. As such, the Indoor pool, the Fitness center and the Community Room remain CLOSED at this time. The Outside pools, the BBQ areas, the Tennis court and the Courtyards are OPEN with the following restrictions. These rules need to be strictly followed:
Pool behavior: Users under age 15 must be accompanied by a parent or guardian. No glass, no pets, no tobacco products, no running, no horseplay in the pool or dressing rooms. State required sauna, spa and pool rules are posted in the appropriate areas and must be followed. There is a limit of 4 guest visitors per villa. (Guest visitor is defined as persons other than Owner or renters named on the lease who are not staying overnight). All guest visitors must be accompanied by the Owner or renter. Outdoor pool hours are 11am-9pm under Covid 19 rules.
- Social Distancing must be maintained – 6 feet apart from others.
- No groups or parties
- Reduced pool hours: 11am to 9:00pm
- North Pool area - max of 30 people with only 2 people in the hot tub
- South Pool area – max of 25 people with only 2 people in the hot tub
Courtesy & Annoyance: Each Resident shall endeavor to use his Unit and the Common Elements in a manner calculated to respect the rights and privileges of other Residents. A Resident shall avoid doing or permitting anything to be done that will annoy, harass, embarrass, or inconvenience other Owners or Residents or their guests, or the Association's employees and agents.
Noise and Odors: Each Resident shall exercise reasonable care to avoid making or permitting to be made loud, disturbing, or objectionable noises or noxious odors that are likely to disturb residents of other Units. Quiet Hours begin at 10pm
Barbecue Grills: Charcoal and wood grills and similar outdoor cooking devices are not permitted on patios, terraces, desks or balconies. There are grills at both ends of the complex which may be used by residents.
Pets: Pets must be on a leash at all times. The pet’s owner is responsible for ensuring the pet uses the areas set aside for pet use for pooping and peeing, and for cleaning up that poop and pee. The owners of pets that bark loudly enough to disturb others in adjoining units will be told to remove the pet from the property. Fines will be assessed for infractions of these rules.
Garbage: Garbage is to be disposed of properly in the garbage chutes. The dumpsters are only for household waste- no furniture or construction materials are allowed.
SPA/Fitness Center behavior: The inside SPA and Fitness Center are currently closed under Covid 19 rules.
Parking: Renters may park in the slot(s) assigned to the unit being rented. DON’T ENCROACH/PARK OVER ANY YELLOW LINE BETWEEN SPOTS. All other vehicles associated with the renters must be parked outside at the north end overflow outdoor parking area. Guests who are not staying overnight may use one of the spaces designated for guests. Vehicles parked in guest spaces overnight, or in spaces belonging to another unit, are subject to being towed at the vehicle owner’s expense.
Smoking: Smoking is prohibited in common areas such as the pools, courtyards, spa and exercise area, and marina. Smoking is permitted on individual unit decks.
Patio/Terrace/Deck/Balcony/Railings: NO TOWELS OR CLOTHING of any type can be hung on a railing at any time.
